What is the typical life expectancy of a residential shingled roof?+

Shingled roofs in the Treasure Valley typically will last 15 to 20 years.

When should I start looking for warning signs of a failing roof?+

When your roof is 12 years old you should start to look for warning signs. At 15 years you should have your roof inspected by a professional roofing contractor to ensure its integrity in keeping your family and home dry and protected. It is a good idea to look at your roof from all angles after any major storms as well as once a quarter. If you have any questions or are unsure if your roof is damaged, please give us a call 208-803-0922. If we catch a problem early we can prevent further damage.

What are the warning signs of a shingled roof failing?+

  • Curling shingle edges
  • Missing or broken shingles or tabs
  • Granules in the gutters or on the ground
  • Water spots on the ceiling or inside the attic
  • Rusted flashings around chimneys
  • Cracked boots around pipes

Shingles curling or cracking – everyone has driven on an asphalt road that is at the end of its life, it is bumpy, full of potholes and cracks. I like to think of a roof like an asphalt road. Roofs become brittle, crack, curl and start to perform poorly. When a roof has reached its useful life expectancy, it deteriorates at a much more rapid rate, sometimes one rainstorm can cause massive leaks. It is always best to replace the roof before it gives up and lets water into your home in the middle of the night.

Missing shingles or tabs – when a shingle has reached the end of its useful life expectancy it starts to be more easily damaged by weather. Shingles can become brittle and loosen or crack around the nails and the adhesive can fail. When a gust of wind hits a shingle that is barely holding on it does not take much for it to break and blow away. Missing shingles are like holes in your roof allowing moisture in and under the surrounding shingles. It is only a matter of time before water intrusion causes more extensive and serious damage to the rest of the home.

Granules in the gutters or around the house on the ground – granules are what protect the internal layers of the shingles from the weather. When the granules are lost the shingle doesn’t have protection from the elements and it can fail very quickly. It would be like going outside in the summer without sunscreen or not waxing the paint on your vehicle, pretty soon the surface will begin to be damaged. If you notice granules on the ground and in your gutters, it could mean you need a new roof.

How much will my new roof cost?+

This varies widely depending on factors such as size of the roof, slope, shingles selected, warranties, etc. We work with products that provide excellent value for the cost, if we do not believe in the product, we won’t sell it to you.

Complete this form now and we can give you an estimate for your roof. Final totals will eventually depend on factors such as products selected but it is helpful for budgeting and buying decisions.

Can my roof be replaced during the winter?+

Absolutely! We typically only need a couple clear days to uninstall your old roof, repair and prepare the decking surface and install the new roofing system. In the Treasure Valley, we typically have good winter weather for roofing.

Can you lay new shingles over the top of the old shingles, sometimes called reroofing or a layover?+

At Roof HQ, we want to provide you with solid advice on your roof and help you invest your hard-earned money into your home the best way possible. As such, we will not recommend or install a layover or reroof. All our projects begin with removal of the old shingles so that we can put eyes on the decking of your roof and replace any rotten or broken areas. If we simply add new shingles on top of the old, we are just putting a bandage on the problem. There are so many downsides to layovers, such as added weight to the structure of your home, moisture retention, suffocating the new shingles, lack of adhesion of the new shingles, etc.

Will you need access to any electrical outlets?+

Yes. We need access to two - 110 volt electrical outlets.

Why should I replace my roof?+

Replacing a roof is something no one wants to do. It is a large dirty process that interrupts your life, however your roof is the main barrier from the elements outside. Your roof protects your largest investment, your home, but also protects irreplaceable memories and your loved ones. When roofs are nearing their life expectancy your homeowner’s insurance is aware of this and can drop or deny coverage on your home if it doesn’t get replaced. Replacing your roof, like other home improvements, can increase the value of your home so when you go to sell it is a good idea to remember to look at your roof.

What construction type noises, dirt, dust etc. can I expect?+

Removing the old roofing system is the dirtiest part, there will be dust and debris which can and will get into your attic, so if you have valuable items stored there you should move or protect them. Once the old roof is removed there isn’t too much dust and debris, although there still is a little bit, but this is when the nail guns come out and you trade dust for noise. The great part about it is it doesn’t take as long as other construction or remodeling project. We are usually done before you know it.
